HOA Payments: Clark Simson Miller

As of January 1, 2025, the HOA has partnered with Clark Simson Miller (CSM) as our new financial management company. CSM is now handling all financial-related matters for our association.

If you haven’t yet set up your account with CSM, please reach out to their office at 865-315-7505. They’ll be happy to assist you.

CSM exclusively handles financial concerns, including billing questions, dues, and payment processing.

For all non-financial issues—such as maintenance requests, community standards inquiries, or general concerns—please continue to contact your Board of Directors via email.

If you are behind on your dues, don’t worry—CSM is committed to working with homeowners. They can help you set up a payment arrangement to get back on track. Just give them a call to discuss options.

As a neighborhood, we take great pride in our homes—whether they’re cozy stand-alone houses or shared townhome buildings filled with character and community. With summer in full swing, it’s a great time for a quick self-check to help us keep everything in tip-top shape!

For townhome residents, your HOA dues include exterior maintenance like the roof, siding, fences, and other building elements. While we don’t conduct regular inspections, we rely on your keen eyes and neighborly spirit to help us stay ahead of potential issues.

If you notice something that needs repair, like peeling paint, damaged trim, or roofing concerns, please take a moment to snap a few photos and email them to the HOA. This proactive approach helps us prioritize maintenance and protect the long-term value of your home—and the neighborhood as a whole.

We know everyone’s busy, so thank you for taking the time to look after your property and share any concerns. Small steps like these keep our community strong, safe, and looking its best.

Stay Hydrated All Summer

With Raleigh's summer temperatures often soaring into the 90s, it's easy to get overheated without even realizing it. Staying properly hydrated isn't just good for your health—it can keep your energy up and your mind sharp during those long, sunny days.

Drink early and often—Don’t wait until you're thirsty. Start your day with water and sip regularly throughout, especially if you're outdoors.
Keep a refillable bottle nearby—Whether you're at Pullen Park or working from home, having water within reach makes it easier to remember to drink.
Eat your hydration—Fruits like watermelon, cucumbers, and strawberries are deliciously refreshing and full of water.

Put lights on timers – Use smart plugs or timers to turn lights on and off in the evening so it looks like someone’s home.
Pause mail and package deliveries – An overstuffed mailbox or stack of boxes signals you’re away. Have a neighbor collect them or request a hold from USPS.
Tell a trusted neighbor – Let someone nearby know you’ll be out of town. They can keep an eye out for anything unusual.
Secure windows and doors – Double-check that all entry points are locked, including basement and garage doors.
Avoid oversharing online – Save the vacation pics for after your trip. Real-time posts can unintentionally alert others that your home is unattended.

Parking Policy

Parking on grassy areas and on sidewalks is prohibited.

Specifically, vehicles parked on the roadway with tires on the grassy area between the curb and sidewalk and vehicles parked over the curb near the community pond.

These vehicles are in violation of Raleigh City Code.

Sec. 11-2171 - PARKING PROHIBITED IN CERTAIN PLACES

(b) Designated places

Except as otherwise prohibited by law, no person shall stop, stand or park a motor vehicle (attended or unattended) except when necessary to avoid conflict with other traffic or in compliance with the directions of a police officer or traffic control device in any of the following places:

(1) On a sidewalk, in the area between the roadway and the sidewalk, in the area between the right-of-way line and the roadway or in the median area of a divided roadway.

Suggestion:

Remember, when parking your vehicle on the roadway, your vehicle's TIRES MUST BE ON THE STREET and your vehicle must remain OUT OF THE WAY OF TRAFFIC to ensure emergency vehicles can pass without obstacles.

Pet Etiquette

Please help keep our community safe, clean and sanitary!

For your convenience, we provide 6 pet waste stations throughout the common areas of the neighborhood.

Please take a bag with you to pick up after your pet and throw the bags in the provided pet waste cans.
